Why a Modern Garage Door Does Not Simply Bolt Into a Pre-War Long Beach Garage

Long Beach has an enormous stock of houses built between about 1920 and the early 1940s, and behind a very large number of them sits the original garage. Detached, usually single, frequently reached off an alley, and framed for a car that was about five and a half feet wide.
Those buildings are still doing their job. What they are not doing is matching any of the assumptions built into modern garage door hardware. This is a walk through what actually gets in the way, in the order it tends to bite.
Headroom Is Measured to the Obstruction, Not the Ceiling
The single most common reason a scheduled install turns into a rescheduled install is headroom.
Headroom is the vertical distance from the top of the finished opening to the lowest thing above it. In a modern attached garage with a flat drywall ceiling, the lowest thing is the ceiling, and there is usually plenty of room. In a 1920s detached garage there is often no ceiling at all, just open rafters, and the lowest thing is a collar tie, a length of surface conduit, or the light that was screwed to the underside of a rafter decades ago.
A standard lift track kit is designed around twelve inches of clearance. That is what the drum diameter and the curve radius of the track need in order to bring the top section from vertical to horizontal.
Plenty of the old garages here have four to six inches. Some, where the roof pitch starts almost immediately above the opening, have less.
What Low Headroom Hardware Does Differently
A low headroom kit is not a compromise, it is a different geometry. Two changes carry it:
A second horizontal track. The rollers on the top section run on their own upper track while the sections below run on the standard one. Splitting the paths lets the top section turn the corner in a much tighter arc.
Smaller drums. The cable drum on the torsion shaft is reduced in diameter, so the cable takes up less vertical space as it winds.
Together those bring the requirement down to roughly four and a half to six inches, depending on the manufacturer and the height of the door. That covers the great majority of old garages in this city.
Below four and a half inches the honest options get shorter. Either the opening gets raised, which is header work and a structural job, or you accept a door type that does not stack horizontally under the ceiling at all. What you should not accept is somebody telling you a standard kit will squeeze in. It will bind, the top rollers will run hard against the track, and you will be replacing hardware inside two years.
The Depth Nobody Photographs
Headroom at least gets talked about. Backroom rarely does, because it does not show up in the photo people send when they ask for a price.
The horizontal track needs the height of the door plus about eighteen inches of clear run behind the opening. A seven foot door therefore needs roughly eight and a half feet before the track ends. Most old garages, even shallow ones, manage that.
The opener is the problem. A chain or belt drive puts a rail down the centre of the ceiling and a motor head at the far end of it, and that assembly extends well past where the track finishes. In a garage that is sixteen feet deep with a workbench along the back wall, the motor head ends up directly over the nose of the car, or it simply will not fit.
There is a clean answer to this and it is a jackshaft opener. It mounts on the wall beside the door and drives the torsion shaft directly, so there is no rail and no motor head in the middle of the room. It needs a torsion spring setup rather than extension springs, and it costs more than a basic chain drive, but on a shallow garage with low headroom it frequently turns an impossible install into a straightforward one. It also gives you the entire ceiling back for storage, which in a single garage is not a small thing.
Openings Built for Smaller Cars
A fair number of these garages have openings seven or eight feet wide. That was generous in 1928. It is tight for a modern crossover with the mirrors out.
You have two honest paths. Fit a door to the opening as it stands and live with folding the mirrors, which is what most people do and it is perfectly reasonable. Or widen the opening, which means a new header sized for the new span, new king and trimmer studs, and on a structure of that age, a proper look at what the walls are actually made of first.
Widening is a real job with a real cost, and it is worth doing when the garage is genuinely unusable as parking. It is not worth doing to gain six inches. Anybody who quotes it casually has not thought about the header.
Timber That Stopped Being Square Decades Ago
Here is the one that quietly ruins otherwise good installs.
Garage door track has to be plumb. Vertical track that leans, even slightly, makes the rollers run hard against one flange, which wears the rollers, drags the door and eventually pulls track fixings loose.
Old timber jambs are frequently not plumb. Eighty years of soil movement, a bit of rot at the base where the concrete meets the wood, and a header that has sagged in the middle all add up. An inch and a half of lean top to bottom is common and does not look like anything from the street.
The correct approach is to set the track plumb and level to itself and pack the gap between the track and the jamb. Jamb pads, shims, whatever the situation needs. What you must not do is fasten the track flat to the jamb and let the door follow the building.
If the header has dropped in the middle, that is a different conversation. A sagging header cannot simply be shimmed around, because the torsion spring anchor pad bolts to that header and a wound spring is putting real force into it. That becomes a structural repair before it becomes a door job, and it is one of the few times we will tell a homeowner to call a carpenter before they call us back.
Springs Need Something to Bolt To
If you are replacing a one-piece tilt-up door with a sectional, there is a detail that catches people out on price.
A tilt-up runs its springs down the sides of the opening on jamb hardware. It needs nothing above the opening. A torsion sectional puts a wound spring on a shaft across the header, and that spring anchor pad has to be fixed to solid timber capable of carrying it.
On an old garage that backing is often not there. The header may be a single piece of nominal timber, sometimes with a thin plate over it, sized for the roof load and nothing else. Adding a proper spring pad, or a steel angle bolted across the opening, is a normal and necessary part of the conversion here.
It is a modest addition when it is priced in from the survey. It becomes a bad day when it is discovered by an installer who arrived expecting a straight swap.
Additions, Conversions and Missing Paperwork
Plenty of these garages have been altered. A room built on the back. A section walled off. Rafters cut for a skylight and never properly headed. Work done at a time and in a manner that left no record anywhere.
Our position on this is narrow and consistent. We survey what is holding the structure up before we bolt anything heavy to it. If the framing is sound, the absence of an old permit is not something we are going to lecture you about. If the framing is not sound, you need to know that whether or not you were planning to buy a door, because the alternative is a heavy moving object suspended over your car by whatever somebody improvised in a weekend.
The Salt Air Tax
One thing that applies to every garage in this city regardless of age, but hits the old ones harder because their hardware has been there longer.
Salt in the marine layer corrodes springs, cables, hinges and track. Torsion springs are rated in cycles, ten thousand being the standard rating, which works out around seven years at four openings a day. Near the water they often do not reach that, because corrosion pits the wire and a pitted spring fails early regardless of how many cycles it has done.
Twenty five thousand cycle springs cost modestly more and are usually the right call here. Galvanised or coated hardware likewise. On an old garage where getting the tension off and the shaft out is itself half the labour, spending a little more on the parts that go back in is straightforwardly good value.
What to Have Ready Before You Call Anyone
Three measurements, and they are worth more than photographs.
Opening width and height, taken at the finished opening, not the door.
Headroom, from the top of the opening to the lowest thing above it. Look up properly. Include the light.
Backroom, from the inside face of the opening to the back wall, or to whatever you are not willing to move.
Add the rough age of the building if you know it. Those four pieces of information decide the track type, the drum size, the opener type and whether the header needs attention, which between them decide almost the entire price. Getting them right before anybody quotes is the difference between one visit and three.
